房屋本体巡视的流程介绍

1、检查水、电表
1. Check the water and electricity meter.
检查水、电表是否处于正常工作状态,记录损坏的水、电表情况。当水表在无人居住的情况下运转时 应关上该单位闸阀,预防水浸事故,并在该单位门口贴上相关告示。当发现电表异常运转(如倒转、有盗 电嫌疑)时,应在《巡视登记表》中予以记录并及时报告公共事务部主管。
Check whether the water and electricity meter are in normal working condition, record the condition of damaged water and electricity meter. When the water meter runs in the uninhabited condition, the gate valve of the unit should be closed to prevent the flooding accident, and the relevant notice should be pasted on the door of the unit. When abnormal operation of the meter (such as inversion, suspected theft of electricity) is found, it should be recorded in the "Patrol Registration Form" and timely report to the head of public affairs.
2、巡视楼梯间
2. Patrol the stairwell.
1)检查走廊灯、楼梯灯是否正常,门、窗是否处于完好状态;

2)检查梯间墙身、天花板是否出现剥落、脱漆,墙、地面瓷砖是否完整无损;

3)检查消防栓是否标识完好、配件齐全。灭火器是否有漏气或过期、失效现象。消防通道防火门是否关闭。消防安全疏散指示灯是否完好。消防疏散通道是否堵塞。防盗预警设施及消防报警设施是否完好;

3、巡视逃生天台

1)检查逃生天台门是否能随手打开(严禁上锁);

2)检查天台护栏是否完好,避雷针、电视天线、隔热层是否完好;

4、巡视电梯

1)检查电梯的运行是否平稳,是否有异常响动;

2)检查安全标识是否完好,电梯按钮等配件是否完好;

3)检查照明灯及安全监控设施是否完好;

4)检查卫生状况是否良好。

5、巡视大堂、门厅、走廊

6、巡视装修住户
6, tour decoration households
巡视家庭装修施工住户,预防出现违章装修现象。在巡视中发现楼梯间弥漫石油气味、焦味时应立即对相关单位进行调查,当原因不明时应立即告知保安部进行检查。

7、巡视方法及要求

1)先走到楼房屋顶,从上至下逐户巡视;

8、紧急情况的处理
8, emergency handling
发现住户家中有异常情况时,除特别紧迫情况外,严禁进入住户家中,更严禁擅自打开住户门锁进入住户家中。紧急情况需要进入住户家中抢救或避险时,应至少邀请公司员工之外的第三方如业主委员会委员、隔壁邻居等人员作证后,再进入住户家中,但事后应立即报告公司领导并留存记录。两人以上并至少有一人是主管干部时方可从事上述入户抢险。

9、巡视记录
9, patrol record
巡视完毕,应将保安巡视的相关状况逐项记录在《巡楼日志》中,不允许只填写“正常”两字,要求有两名同事共同签字。
